Goyt Properties has bought Stanley House on Ladybridge Road, Cheadle Hulme, offices with 14 leases, and will keep it as serviced offices for small firms.

Stanley House, the red-brick office building at 15-17 Ladybridge Road in Cheadle Hulme, has a new landlord. Goyt Properties Limited, a Manchester-based private property company run by Gordon Haynes, has bought the building and says it will keep it as offices for small and medium-sized businesses.

For the firms already working there, the headline is continuity. The building carries 14 occupational leases, and Goyt Properties says it will go on running it the way it has been run: as serviced offices on short-term leases. The company takes over as landlord to all of them.

Why the buyer wanted it

Mr Haynes described the building as a good match for what the company already owns, and as somewhere to build from:

“We were pleased to complete the acquisition of Stanley House as we feel it is an ideal fit with our property portfolio and provides us with a base for future developments. The building provides flexible office accommodation for a range of businesses and, with the property almost fully occupied, it provides a strong foundation for us as the new landlord.”

He did not say what those future developments might be. Pearson’s release describes the building as fully occupied; Mr Haynes puts it as almost fully occupied.

Goyt Properties was incorporated in 1988, and its business is letting and operating property it owns or leases.

A 30-year client

The legal work on the purchase was done by the commercial property team at Pearson Solicitors and Financial Advisers, which has acted for Goyt Properties for around 30 years. The firm says its solicitors have worked with the Haynes family over several decades as the business has grown.

Mr Haynes said:

“We have worked with Pearson for many years and have always valued their practical advice and understanding of our business. It was good to work with the team again on this acquisition.”

Gary Jones, the commercial property solicitor at Pearson who worked on the deal, said:

“We were delighted to help Goyt Properties with the acquisition of Stanley House. The property provides flexible office accommodation for small and medium-sized businesses and represents a significant addition to Goyt Properties’ commercial property portfolio.

“We are pleased to have supported the Haynes family once again and look forward to continuing to provide advice as the business develops its property portfolio.”

Mr Jones advises businesses, investors, landlords and property owners on buying and selling commercial property, landlord and tenant matters and building up property portfolios.

Who else was involved

Three other firms worked on the sale, according to Pearson:

  • Roger Hannah acted as agent.
  • Topping Partnership acted as accountants.
  • Gorvins Solicitors acted for the seller.

The price was not disclosed.
